Copper Mountain Real Estate Development

Copper Mountain, CO – Since 2001 the senior leadership at Intrawest has been in heated discussion regarding the continued development of Copper Mountain Resort. After completing over 500 residential units and tens of thousands of square feet of commercial space in 2001 the development came to a halt. With the exception of several townhomes in the Union Creek area at Copper, Intrawest was reluctant to continue with their large scale reconfiguration of the resort until the Summit County Board of Commissioners signed off on critical changes to the already approved density.

This week the BOCC unanimously approved the PUD putting Intrawest in the driver’s seat of the development at Copper Mountain. A complete outline of the PUD and the amendments can be found at Copper Colorado PUD.

It is rumored that the real estate at Copper Mountain is slated for some aggressive appreciation over the next 60 months as Intrawest starts down the road to the completion of Copper Mountain Resort.

The Pine Beetle In Summit County Colorado

The Summit County Pine Beetle

These days all you have to do is look north from the I-70 Silverthorne exit to see the effects. For those of you that don’t know anything about the pine beetle go to www.summitpinebeetle.org . As for as real estate goes we have found most of our clients see the effects as part of nature balancing itself out. Lodge Pole trees, which are the trees that the beetles attack, have been over crowding the Summit County forest for many years. Typically a forest will have a natural fire every 50 years. This is so there is a natural balance of thinning the trees out. Because of us and fire control the Summit County Colorado area has been going on about 100 years with no major fires. This is what has caused our thick growth of Lodge Pole trees. Now that the Pine Beetle is coming through our area there are just too many Lodge Poles to not see the effect. Efforts to stop the beetle have been taken in Summit County but the inevitable is about 80% to 90% forest lost. For the long term out look our forest will be thinner and we will be seeing a lot more aspens in Summit County Colorado. Economy Recession?Downturn?Think Opportunity!!

THE ECONOMY
Will Summit County Colorado feel the downturn in the Economy? The history of sales in Summit County Colorado say no.
The history of past slowdowns show that sales flatten, but always head on up. The way I like to look at Summit County is comparing it to owning the lowest priced house in the neighborhood, always a good thing. If you compare our prices to surrounding resort communities you will see that Summit County is the best value proposition there is when it comes to owning a second home. Prices are moving up though. Breckenridge has jumped into the $1000 a square foot price range since late 2006 and prices are moving up and properties are still selling at the higher prices Our other areas Frisco, Keystone, Dillon, Copper Mountain, and Silverthorne are still in the $200 to $600 a square foot range but moving up. I am a true believer in second home real estate investments, especially in a market like Summit County where prices have not yet exploded into the stratosphere. One of Summit County’s most expensive properties is listed for almost 6,000,000. This is a single family home in Breckenridge, 7 beds 9 baths 7500 square feet and is pretty much ski-in ski-out. Compare this property to these in Vail, where one of the most expensive properties is a condo almost selling for 19,200,000. 6 beds 6.5 baths 6400 square feet, ski – in ski – Out property. What does this equal in square footage prices? Breckenridge is at $784 a square foot and Vail is at $2957 a square foot, WOW ! That is a difference. These two areas are about a half hour away from each other. Vail has its mountains and Summit County has ours. This is why I feel very happy about my house in Breckenridge. I paid 300k for the home 2 years ago and it just appraised for 425k. I like that appreciation. Will the rise continue? Only if we knew, but I do own one of the lowest priced houses in the neighborhood.
